Realtors serve different functions depending on the situation. Choosing the right Realtor for your specific need is a very important decision.

  • A Sellers’ Agent (also called a Listing Agent) is a person with whom the seller has signed a listing agreement, and as a result, is working on behalf of the seller. Commissions are paid to the seller’s agent by the seller.
     
  • A Buyers’ Agent is a person who has entered into a buyer agency agreement with a buyer, and is working on behalf of the buyer. Commissions are paid to the buyer agent’s broker by the seller or the buyer, depending on what is agreed to in the offer to purchase.
     
  • A Dual Agent is a person who represents both the buyer and seller in the same transaction. Commissions are paid to the dual agent’s broker by the seller or the buyer, depending on what is agreed to in the offer to purchase.
     
  • A Broker is a person or firm that employs real estate agents.
